Calculate the registration fee, stamp duty, local government tax and 2026 source tax separately, based on land value, land area, location and class.

ⓘ Official rates, conditions and limits
This version is for an ordinary sale deed (saf-kabala)

New flats or plots bought from a developer/real-estate company, gift (hiba), partition deeds, mortgages, leases and other special deeds may attract different taxes/fees. These are not automatically included in this calculation.

Rates checked: 18 September 2026. Source-tax areas/classes follow the Source Tax Rules, 2026 (amended) . Confirm the current rates with the relevant sub-registry office before registration.

1. Deed value and land area

Needed to work out the minimum per-decimal amount of source tax.

2. Source-tax area

Important: Select the group your thana/mouza falls in. If you cannot match the name, do not guess—confirm the category in the NBR Source Tax Rules, 2026 (amended) or at the relevant sub-registry office.

3. Local government tax

The source-tax location table and the local government tax area category are separate matters, so select this separately.

4. Is there a building/house/flat on the land? Optional

5. Extra office/page-dependent fees Optional

Fixed/page-dependent charges such as e-fee, N/NN, certified copy, affidavit or court fee can vary with time, page count and the applicable schedule. If you know the total confirmed by the current sub-registry office, enter it here. The tool does not estimate or auto-calculate these.

6. Other personal/professional costs Optional

Enter any deed writer, lawyer, travel or other personal service costs. These are not government fees.

Basis of source tax: Section 125 of the Income Tax Act, 2023 and the location/class table in rule 6 of the Source Tax Rules, 2026. Last checked: 18 September 2026.
What this result means: This is a planning calculation based on the selected area, class, deed value and land area; the sub-registry office's final assessment is what counts.
The main government subtotal above is not a buyer-only cost. Source tax under section 125 is a tax on the transferor of the property. Fixed or page-dependent charges such as e-fee/N/NN/copy/affidavit/court fee are not part of the auto-total—they are added to the planning total only if you enter them in the “Office-verified extra fees” box.

Rates and legal sources

The main percentage-based rates are based on the laws/rules and government fee information in force in 2026. The source-tax location/class table was last checked against rule 6 of S.R.O. No. 273-Law/Income Tax-5/2026 on 18 September 2026. Fixed/page-dependent administrative charges are not auto-calculated because they can vary with document length/schedule.
