Understanding mutation costs

Mutation (namjari) updates the owner's name in the government land record — it is needed when you get land by purchase, gift or inheritance. The government fee is fixed, but collecting papers, copies and travel add extra costs. This tool adds your own estimated costs to the government fee and shows the total budget.

What each government fee is for

  • Court fee Tk 20: The fee for filing the application.
  • Notice fee Tk 50: The cost of sending hearing notices to the parties concerned.
  • DCR fee Tk 1,100: Paid after the application is approved, for correcting the record and the khatian; its receipt is the Duplicate Carbon Receipt (DCR).

How the costs come, step by step

  1. When applying online: the court fee and notice fee — Tk 70 in total.
  2. Verification at the Assistant Commissioner (Land) office, with a hearing if needed.
  3. Once approved, the DCR fee of Tk 1,100, then the new khatian.

What to include as other costs

Certified copies of the old khatian or deed, the heirship certificate, photos and photocopies, a service shop's charge for the online application, and travel to the office. Any unpaid land development tax must be paid separately — it is not included here.
